The owner was very nice whenever we spoke to her and I personally didn’t have any issues getting in contact with her. But she charged us insane amounts of money during move out. I warn anyone who rents from any of her properties that you will never see your security deposit again. It doesn’t matter how much you clean your property either, she will still charge a cleaning fee. We had a perfectly pleasant experience until move out where my family felt they were raked across the coals “money-wise”. I spoke to another one of her tenants and they had a very similar experience and warned us ahead of time to not even bother fighting her because she feared retaliation. My family also fears retaliation in the form of more fees post our move out and not being able to fight them unless we literally sue. It’s such a headache. We’ve lost tons of money. Be careful and willing to lose it all come move out.
Edit: I am NOT confusing your property management with another one. I have not forgotten the management I logged into every month to pay rent for the past few years.

Kim is a wonderful property manager! Super respectful and knowledgeable. After 2 years of living in my place, I can gladly say that my stay has been super easy and comfortable. I never worry about things not getting fixed. Whenever I put in a maintenance request, Chris always showed up and handled the job with extreme promptness. I appreciate the email updates Vineyard Property Management sends. Usually when the weather changes or Kim is away, all tenants get email reminders to change filters or run water when it gets extremely cold. Super helpful when you have a busy schedule. Out of all the property management companies that I’ve done business with, Vineyard Property Management has the number one spot in my book.

Kim and her team has managed a property I own since 2006. I live out of town and Kim has handled 100% of this property the last 15 years and she has done a WONDERFUL job. She handles all repairs, tenant issues, leases... anything we needed help with. Kim really knows the local rental market and has helped us get the best rent and best tenants. I sold the property late last year and Kim, even though she losing our business after the sale, went above and beyond in helping schedule showings with the realtor, handle the tenants and make sure my sale went smoothly even though I lived in a different city. I thank Kim and Vineyards for allowing my to be a landlord with almost zero hassle. Kim and Vineyard Property Management are HIGHLY RECOMMENDED!!!! Thank you, Kim!!

Kim has been nothing but a headache for family renting with her. The property was a good home but had it's problems as any rental will, and she took her sweet time responding to anything they needed (especially with move-out related tasks). Sure, maintenance was fine and helpful. But Kim and anything she was a part of? Absolutely horrific. Unprofessional, rude. A waste of time. Disrespectful to tenants. And will dock you $ upon move out regardless of the tenants leaving the property in a better state it was leased to them in. Watch yourself if you choose to rent here. The fewer things you need from them, the better. Will blame the tenants for just about anything even when it's a problem on management's side. Renting w/ them is not worth being treated like less than dirt.
Edit: this review is from a third party (not her former tenants) bc they were fearful of the possible retaliation from her with their security deposits. Just saying, watch your back. Don't say you weren't warned lol

When we moved into the rental home on Brandt, it seemed like a gem. As time went by, we realized just how deceiving looks could be. I lost count of the number of work requests we had to place between the fridge that died, the dryer that died, and the water heater that had to be replaced after coming home to cold water multiple times, among the myriad of other issues. When we moved in there was a box of rat poison in the laundry area. I thought it was a remnant of a past issue until I found rat droppings on our laundry. When we told Kim we had a rat issue we were told it was up to us to solve. Never mind the fact that there was a gaping hole in the ceiling of the laundry room that was never closed in and other gaps in the ceiling. $400 later we had rat traps put out. Caught 3 rats and a possum. The possum ran out of the laundry room when my husband opened the door. Also had two flea infestations in the house and we had no pets. We had moisture issues and lost shoes to mold. We had to put dehumidifier all around the house. The tile in the shower started to cave in and when the contractors came months later to repair it, they got a film of white powder on everything. Kim laughed aloud when I said it looked like we’d been dabbling in illegalities from breathing in the white powder. She then told me I should call Steve to resolve the issue. I told her that was her job to do. I had to just about blow a gasket to get $500 knocked off rent (we spent quite a bit on a hotel and then I had to come “home” and clean all the white powder myself). This was on my birthday too which was great… Mind you, we lived with only one functional tub for months. Essentially a 3/ 1.5. We paid the same rent though and paid it on time. I was told we needed to have the carpet professionally cleaned upon moveout and make sure the house was clean. We complied. I took photos of everything after it was cleaned. She kept $290 of our deposit for cleaning ($40 for drip pans). The drips pans had clearly been used when we moved in, but eh, the $40 is negligible. The $250 is offensive especially after going so far as to mop the porch the contractors left stained in white and having to clean a white film off of everything in the house. Feels like insult to injury. Also, the contractors took up the floor in the hall closet and never replaced it. Looks a mess. Anyways, this is just a bit of our experience. My advice is to find someone else to rent from. We’re not the first to have a bad experience with this company and we won’t be the last. I didn’t have a good feeling about Kim when I met her, and time has shown me why. Trust your gut. Save yourselves.

My experience with Kim and has been wonderful! She’s very responsive and makes sure my property is in great condition. As an out of state of owner, this is essential. The property stays rented out. She keeps me informed about everything. I truly appreciate how diligent she is and the care and consideration she has shown for my property. I highly recommend her!!
